What is flashing and why does it fail
Flashing is the metal (usually lead) strip that seals the join between a chimney, wall or roof window and the surrounding roof covering. Over time it can lift, crack or corrode, letting water track down inside the wall or ceiling below.
Signs of a flashing leak vs a chimney stack problem
- Flashing leak: staining appears near where the chimney meets the roof, often worse in heavy rain or wind from one direction
- Chimney stack problem: cracked or crumbling pointing on the chimney itself, or a stain that tracks down inside the chimney breast rather than beside it
- Roof window (Velux) leak: staining directly around a roof window, often from perished seals rather than the window itself

Can flashing be repaired or does it need replacing?
Often a section can be re-sealed or re-dressed. If the lead has corroded through or there's a lot of it, full replacement is usually the more lasting fix. We'll explain which applies once we've had a look.
Is a chimney leak a sign the chimney needs rebuilding?
Not necessarily. Many chimney leaks are a flashing problem rather than a structural one. We'll check the stack and pointing as part of the visit.
What about leaks around roof windows (Velux)?
These are usually a perished seal or flashing kit around the window rather than the window itself, and are repaired in a similar way to chimney flashing.
How long does flashing last?
Good quality lead flashing can last decades, but it does eventually perish, especially on older or poorly maintained roofs.

Common questions
Why does my chimney only leak sometimes?
Flashing leaks are often worse in wind-driven rain from a particular direction, which is why they can seem intermittent.
Can you fix it without scaffolding?
Many chimney and flashing jobs can be done from a ladder or roof access; for taller or steeper roofs we'll tell you if scaffolding or a tower is needed.
Will you check the whole roof while you're up there?
Yes, we'll flag anything else we notice, but won't carry out extra work without agreeing it with you first.
