What causes a roof leak?

Most leaks on pitched roofs in Cork come down to slipped or cracked slates and tiles, nails that have corroded over time (nail sickness), or flashing around a chimney or valley that has lifted or perished. Wind during a storm is often what dislodges a slate that was already loose.

Signs you have a roof leak

  • A damp patch or stain on a ceiling or wall, especially after heavy rain
  • Daylight visible through the roof from the attic
  • A slate or tile you can see is missing or sitting at an angle from the ground
  • Debris (bits of slate or tile) in the gutter after a storm

What happens when we call

  1. Tell us what you've noticed and, if safe, whether you can see any damage from the ground
  2. We arrange a time to inspect the roof and trace the leak to its source
  3. We give you a price for the repair before starting
  4. Repaired, and we check the area while we're up there

Is it covered by insurance?

Storm damage is often covered by home insurance, though excesses and exact terms vary by policy. Check your documents or ask your insurer. See our resources page for general guidance.

More about roof leak repair

Can you fix just the slipped slates, or do I need a new roof?

Most leaks are a localised repair; a handful of slipped or cracked slates doesn't usually mean the whole roof needs replacing. We'll tell you honestly if we think the roof covering is coming to the end of its life rather than just needing a repair.

How quickly can you come out?

For a non-emergency leak we'll usually arrange a visit within a few days. If water is actively coming in, see our emergency roof repair guide instead.

Will you match the existing slates or tiles?

We'll use a matching or close-matching slate or tile where possible. Tell us the roof covering if you know it (e.g. natural slate, concrete tile) when you call.

Do I need to be home for the inspection?

Not always, as long as we can safely access the roof. We'll confirm access arrangements with you when booking.
